The Complete Guide
Tucked behind the bustle of Piccadilly Circus, Ham Yard Hotel is one of London's most distinctive luxury stays — a place where bold art, eclectic design, and a genuine sense of fun coexist at a five-star level.
Handpicked, honest, never paid.
Read the GuideThe honest answer: quite a lot. Ham Yard Hotel isn't trying to be another white-glove London institution. It's something different — deliberately playful, visually fearless, and quietly confident in a way that most luxury hotels simply aren't.
That tone comes directly from Kit Kemp, the designer and co-founder of Firmdale Hotels, whose signature approach turns every room into something closer to an art installation than a place to sleep.

The land at Ham Yard, just behind Piccadilly Circus, was badly damaged during the Second World War — the WWII Blitz left much of the area scarred and largely unusable. For years after, the site sat in a kind of suspended animation while the rest of Soho rebuilt itself around it.
It wasn't until 2011 that Firmdale Hotels received planning approval for what would become Ham Yard Hotel — and even then, the project took three years to complete.
Firmdale didn't impose a building on the site; they built around what was already there.
Firmdale Hotels was founded by Tim and Kit Kemp, and the brand they've built together is unlike anything else in London's luxury hotel landscape. Tim handles the business side; Kit handles everything you actually see, touch, and experience.
When Ham Yard Hotel opened in 2014, it arrived as the flagship of the Firmdale portfolio — the largest, most ambitious property in the collection, and the one that most fully expressed what the brand could do when given the space to do it.
The hotel takes its name from the courtyard at its centre, which has been known as Ham Yard for centuries — a small, characterful square that somehow survived London's various waves of redevelopment with its identity intact.
From individually designed rooms to a private bowling alley — what makes this the most complete Firmdale property in London.
The Kit Kemp signature — bold colour against unexpected pattern, antique furniture beside contemporary art, commissioned original pieces throughout the courtyard, lobby, library and Orangery.
91 individually designed bedrooms plus 24 residences — no two alike, from Singles and Classic Doubles through Superior Doubles, Junior Suites and Suites, with kitchenettes and living areas in the extended-stay residences.
Ham Yard Restaurant with Two Michelin Keys 2025, a Soho-locals bar with a seasonal cocktail list, afternoon tea and the light-filled Orangery.
A calm counterpoint to Soho — facials, body treatments and massage, plus a well-equipped gym, in the heart of one of London's most energetic postcodes.
Ask most people where Ham Yard Hotel is, and they'll say Soho. That's accurate, but it undersells the precision of the location. The hotel sits at exactly the point where Soho and Mayfair blur into each other — a few paces behind Piccadilly Circus, but insulated from it by the quiet enclosure of Ham Yard itself.
Piccadilly Circus Underground station is the closest, served by the Bakerloo and Piccadilly lines. It's a short walk — under five minutes in most conditions. Oxford Circus (Central, Bakerloo, and Victoria lines) is also within comfortable walking distance, as is Leicester Square (Northern and Piccadilly lines).
The neighbourhood is, frankly, exceptional for a central London hotel. Within a ten-to-fifteen minute walk you have Regent Street and Oxford Street for shopping, Carnaby Street for independent boutiques, Covent Garden for markets, restaurants, and street performance, the National Gallery and Trafalgar Square, Mayfair's galleries and restaurants, West End theatres including the Palladium, Apollo, and Lyceum, and Soho's independent restaurant scene.
You arrive through the Ham Yard courtyard, which is the first signal that this isn't an ordinary hotel. There's no grand entrance lobby facing a busy street — you come in through a quiet, planted courtyard that immediately separates you from the Soho noise outside. Check-in is warm rather than transactional.
The morning has options. The gym is a sensible start for guests maintaining a fitness routine, followed by breakfast in the Orangery — bright, plant-filled, and considerably more relaxed than a formal hotel dining room. It's the kind of space where you can linger over coffee without feeling rushed.
Evenings tend to start at the bar. Pre-dinner drinks at Ham Yard's bar are a proper occasion — the cocktail list is strong, the atmosphere draws a genuine mix of guests and Soho locals, and it settles into the evening naturally. Dinner at the restaurant is the obvious next step: seasonal menus, confident cooking, and the kind of service that earns Michelin Keys without feeling stiff.
Couples on a romantic break: a superior double or junior suite, ideally courtyard-facing. Solo travellers: single rooms offer solid value in a premium location. Business travellers: doubles or superior doubles with reliable WiFi. Extended stays: the 24 residences offer the most practical setup for guests staying more than a week. Special occasions: suites or the larger residences, with a restaurant reservation and potentially a spa booking to complete the experience.
London's peak tourist season runs roughly from late June through August, when room rates are highest and availability tightest. The shoulder seasons — April to early June, and September to November — offer a better balance of availability, pricing, and weather. For the best combination of value and experience, September and October are genuinely excellent months to visit Ham Yard.

Guest reviews across platforms show a consistent pattern. The most commonly cited strengths are the design and atmosphere, the location, the quality of the restaurant and bar, the warmth of the staff, and the sense that Ham Yard feels unlike anywhere else they've stayed in London.
Room size variation: with 91 individually designed rooms, there's natural variation in size. Price point: Ham Yard is a five-star luxury hotel in central London, and it's priced accordingly. Urban noise: a small number of guests in street-facing rooms report city noise — courtyard-facing rooms are quieter.
The questions travellers most often ask about a stay at Ham Yard Hotel.
Standard check-in at Ham Yard Hotel is at 3:00 pm, and check-out is at 12:00 noon. Late check-out may be available on request, subject to availability on the day — it's worth asking the front desk the evening before your departure. Guests arriving before 3:00 pm can typically store luggage with the hotel and make use of the public spaces while their room is prepared.
Ham Yard Hotel does not have on-site parking — a practical reality for any hotel in this part of central London. The nearest option is the NCP car park on Brewer Street, a short walk from the hotel. For most guests, arriving by public transport or taxi is the more straightforward approach: Piccadilly Circus Underground station is under five minutes away on foot.
Firmdale's brand culture has historically been welcoming to dogs, and Ham Yard Hotel reflects that ethos. Guests travelling with pets should contact the hotel directly before booking to confirm the current policy, any applicable room types, and whether size restrictions apply. The reservations team can provide the most accurate and up-to-date guidance.
Yes. Both the Ham Yard Restaurant and the bar are open to non-guests and can be booked independently of a room reservation. Restaurant reservations are handled via SevenRooms, bookable through the Firmdale website at firmdalehotels.com. The bar operates on a walk-in basis for most evenings, though booking ahead is sensible on busy weekend nights. Afternoon tea is also available to non-staying visitors and should be reserved in advance.
Whether you're planning a romantic weekend in Soho, a business stay in central London, a special occasion dinner, or simply your first experience of what Firmdale Hotels does best, Ham Yard delivers.
